  • Time Charge: £60 per hour, billed monthly.
  • What’s Included:
    • Basic building surveys.
    • Architectural briefs and design concepts.
    • Planning and Building Regulations applications.
    • Ad-hoc advice.
    • Drawings for specialists eg. Rates, and Mechanical & Electrical.
    • Construction defects inspections.
    • Land agreement drawings.
  • The Benefit: A fee ceiling can be mutually agreed upfront. Only pay for the exact time spent on your project. Cancel at any time without penalty.
  1. Fixed Fee

Best for clear budgeting on standard residential schemes (e.g., past projects like our Enhanced Permitted Development on a Locally Listed Dwelling secured for a flat fee of £3,000).

📐 Design Stage

  • Architectural design options.
  • Planning application management.
  • Cancel at any time and only pay the fixed fee for this specific stage.

🔧 Technical Stage

  • Includes Building Regulations application drawings and a basic Schedule of Works. Cancel anytime, paying only for this specific stage
  1. No Win, No Fee:

    Ideal for high-stakes planning applications (e.g., a New Build Bungalow for £6,000 payable only upon approval). You pay no design fee if planning isn’t approved.

📋 Third-Party Costs

Clients directly cover external specialist fees required by the local authority, including various surveys, planning application fees, and independent structural engineers.
